Construction Stages
Zillow - There is no way to search for new construction homes. There’s a separate Zillow page called “New Construction Homes in Myrtle Beach SC,” but its results don’t match our MLS. Also, there’s no way to search specifically for resales.
Realtor.com - "New Construction" is a feature choice, but the test searches for houses, condos, and townhouses produced grossly inaccurate results.
Redfin — "New Construction" is a feature choice for this, but it doesn’t seem to work. The results include older resales as well, and there is no way to choose just resales.
Trulia — "New Construction" is a feature choice. However, its results don’t match MLS, and it does not allow differentiation of stages like BPT’s search.
Views
Zillow and Redfin - Ocean View - “Waterfront” is the only water-related search filter. There are many different types of waterfront views in our area, and since you can’t choose which one, it's basically useless. Other local specialty views are not available either.
Realtor.com - “Ocean View” search results included about half the listings in MLS (which matched BPT). The Lake/Pond View and Golf Course view search results don’t match MLS.
Incidentally, although Zillow and Realtor.com do not have usable filters for Ocean View, they do include “Mountain View” as a choice even though the highest elevation in our area is about 40 feet above sea level.
Pools
Zillow - For houses, there’s no way to differentiate between private pools and community pools. Also, the results for “Pool” don’t match MLS. For condos, there’s no way to search for indoor pools (a common and popular feature), and the results don’t match MLS.
Realtor.com - Private Pool - For houses and condos - you can pick pool in a keyword search but it doesn’t specify private or community and the results do not match MLS search results. Community Pool - Houses and Condos - Didn’t match MLS search results.

Important local tip - Being able to search by either central air or wall-mounted units is important for condos since many smaller oceanfront condos only have wall units and some buyers prefer central air.
Realtor.com - There’s a feature called “Central Air,” but filtering by it only resulted in 9 homes and 9 condos with central air on the entire Grand Strand, so it's obviously useless. Our search can distinguish these.
Trulia and Redfin - AC (Central/wall)—It just has the feature of “Air Conditioning,” whether a listing has it or not. It does not say what type it is.

Trieste at Bella Vita Homes for Sale
Trieste at Bella Vita, an Ashton Woods Homes community, is the latest addition to the charming and secluded Bella Vita family of neighborhoods in the popular Carolina Forest area, just across the Intracoastal Waterway from Myrtle Beach. Each community offers an idyllic blend of serene living, modern comfort, convenient amenities and easy access to all the Grand Strand has to offer. Thanks to its location in a county tax district, Bella Vita owners enjoy lower property taxes than nearby city residents.
The Bella Vita neighborhood includes several developments. Two of these are still selling new homes and there are resales available throughout the overall Bella Vita neighborhood as well.
Trieste at Bella Vita is now being developed by Ashton Woods Homes. Their new home floor plans range from about 1500 to almost 3500 heated square feet. There are models with 3 to 6 bedrooms and 2 or 3 car garages. They will be building their own community amenity center with a pool, covered patio, and picnic areas.

Bella Vita was originally developed by Beazer Homes. The first homes were sold in 2015, and they continue to sell new homes today. The new houses range from 2 to 4 bedrooms and from about 1600 to a little over 2800 heated square feet. Two car garages are standard. Bella Vita residents have access to the community amenity center with a pool, workout room, and clubhouse.
The Isles at Bella Vita was developed by Lennar Homes between 2022 and 2023. These homes range from just over 1480 to just under 2700 heated square feet and offer two bedrooms to four bedrooms. Two car garages are standard. Resales are available. The Isles at Bella Vita residents have access to their own community pool.
The Bella Vita neighborhood’s location is truly exceptional. Located just under 5 miles from the nearest beach access, you're never far from the glistening shores of Myrtle Beach. This desirable area between Myrtle Beach and Carolina Forest offers a wealth of shopping, dining, golfing, parks, events, attractions, and recreational opportunities, all within a 10-minute drive. Conway, with its many small-town attractions, scenic downtown, and picturesque riverfront, is also just a few miles away.
